Closing up a house in Florida isn’t like closing one up north. The heat and the humidity keep working all summer with nobody home, and storm season runs right through the middle of it.

Before you leave

Start with the air conditioning

This is the one people get wrong.

Humidity is what damages a closed house here. It shows up as mildew in the closets, cabinet doors that don’t sit right anymore, and a smell that takes weeks to get out. Running the A/C all summer costs a lot less than fixing any of that.

The drain line is the other one. It clogs, it backs up, and you come home to a stain on the ceiling.

Start this about a week out.

Arriving and coming home aren’t the same thing

There’s a difference between opening the door to a house that’s been sitting, and opening the door to a house that’s ready.

That second one is what I do.

I look after a few homes in Lakewood Ranch, Sarasota and Bradenton, and get them cleaned and ready before the owners land. I keep the number small on purpose, so it’s the same person every time and you always know who has your key. You can read more about my house cleaning service if you want the details.
